Isn't this subletting?

We strive on doing everything absolutely correctly, and the simple answer is no. This is a management company let, meaning we use the correct contract agreements within our business with our clients.

Couldn't I just do this myself?

You certainly could - however void periods are still a possibility. Without knowing what you are doing, there is a huge chance that you will lose a lot of money. We provide this service to eliminate all risk for landlords and also make sure they're getting paid regardless of circumstances within the market.

Do you charge fees?

Brinkburn Property Solutions simply do not charge fees for our management services. We take control of the property and manage it, we bring in our own guests and charge them. We have an incentive to keep your property in top condition. 

Do I still own the property?

Yes. You still own the property - and can benefit from the capital appreciation it undergoes during the tenure of us managing your property. This is a huge plus for you as a client, absolutely no hassle and you're still seeing your net worth grow.

 

What do you need from me to make this happen?

To be able to become the management company of your property, we would need three things. Firstly, your permission - if we don't get this we can't proceed with anything. Secondly, if you own an apartment or a leasehold house, we would need permission from the freeholder (also known as the head lease). We would finally need permission from your mortgage lender, if applicable, to accommodate short term lets. Once we have all three, we can proceed.

What is the situation in regards to the contract agreement?

We will supply the contracts. We always put a break clause in for a minimum of 6 months - which essentially means that if either party wants to walk away from the agreement they can do so, and it just makes it easier for us as a company, and the client if they're looking to get their property back to either rent or sell. We typically have a management agreement contract that is three, five or seven years long.

How long does the management agreement go on for?

Like we touched on above, we typically go for a minimum term of three years. This allows our clients to be comfortable and be liability-free for that period of time. We are more than happy to extend that period should the client wish to. We are also more than happy to have a five or seven year period - with the option to extend on those too should both parties be happy in doing so.
